Foreclosure options

Avoid foreclosurein Oregon.

If you're behind on payments or received a notice of default, you have more options than you might think. Selling before foreclosure completes can preserve equity and protect your credit — but it needs to happen before the trustee's sale.

Time matters — but not as much as you fear

Oregon non-judicial foreclosures typically run 4–6 months from notice of default to trustee's sale. There is usually room to sell if you act promptly. We'll tell you honestly whether there's still time.

02

Your realistic options

Loan modification, forbearance, short sale, listing with an agent (if there's equity + time), or a direct sale to us. We'll walk through each with you, even if selling to us isn't the answer.

03

Protecting your credit and future

A completed foreclosure sits on your credit for 7 years and can block mortgage qualification. Selling before foreclosure — even at cash-buyer pricing — is almost always better for your long-term financial health.

Frequently asked

Straight answers.

Q1

How fast can you buy if I'm close to a trustee's sale?

As fast as 7–10 days when needed. We've closed pre-foreclosure sales within a week when the trustee's sale was near.

Q2

Do I get any money at closing?

If you have equity after mortgage payoff, yes — you receive the net proceeds. If you're upside-down, we can sometimes negotiate with the lender (short sale) at no cost to you.

Q3

Will my lender accept a short sale?

Often yes, especially when foreclosure is imminent. Lenders generally prefer a short sale to a foreclosure. It takes longer than a straight sale but avoids foreclosure on your credit.

Q4

What if I've already received a notice of default?

That's when to call us — the sooner the better. We'll assess timing and options within a day.

Q5

Is there any cost to talk to you about foreclosure?

No. We consult free, whether or not you end up selling to us.
